  The prices you write about are what folks are asking, not what has paid for them. To gauge an accurate value you need to look at comparable sold properties. What someone has paid for a property is literally what it is worth. That is what they paid for it, for whatever reason. It is a fact. List price does not show value or worth.

  Regarding seriously being able to help someone buy or sell property in Jackson Hole, that is my job. I will take on a listing if I believe the price is in line with the current market. If it is not, I will not. The reason I won’t take on any and all listing is because it costs me and my Broker, Art Hazen Real Estate LLC, time and money to execute the contracts, promote and advertise etc. any given property. If it is much over priced, the chances of selling it are, now that the market has taken a correction, slim to none.

  The days are, at least in the current real estate climate here in Jackson Hole, past, when people would put their homes on the market way overpriced and wait for the market to catch up. People did that for several years as property values were on the rise over past several years.

  If you would like me to send you a list of sold properties, which accurately reflect the value (or “worth” as you write) of Jackson Hole properties at the time they closed/sold, I will be happy to do so.

  If you were simply writing to express your shock with the real estate prices in Jackson Hole, I understand. I regularly have people call or write to me asking how much a simple two or three bedroom home in Jackson Hole is. If they have not done any research they are often shocked at the prices.

  To me Jackson Hole is the most special and beautiful place in the world. I love living here and love sharing my stoke of Jackson Hole with others, through helping them find the right property or by giving lectures about my pioneering snowboarding and mountaineering that I have been doing for the past 20 years.
